Condos, Townhouses and Single Family Home, what are the differences?
Most people are not aware of differences between these types of residences. If I start with a definition of a Condominium then some major differences between townhouse and condo will be clear instantly. The owner of a condo has separate ownership rights of airspace and common ownership of common areas. Now even most of real estate agents did not grasp the differences between a condo and a townhouse. Why I am telling this! Everyday I see listings of townhouses on MLS, which in reality are condos. I do not believe that Real Estate Agents do this intentionally to lure the buyers to purchase condos, by calling them townhouses. Real Estate Agents who do this, they do not know better. It is also the lack of knowledge on Real Estate Agents part. So how can you be sure that a property is a real Townhouse and not a condo. As I said before, condos are ownership of airspace, so there is no land purchase involved when you are buying a condo. The easiest way to check if a townhouse is really a townhouse is to go to county public record and see if there is any land included in the property. If the public tax record shows that property indeed has some land, you are purchasing a townhouse and not a condo. It is very rare, but a condo can look exactly like single-family homes and the only way to tell the differences are public tax record.
When if comes to telling the differences between townhouses and single family homes, you can use the look. If there is a common wall between two dwellings then you are looking at a townhouse or a duet. The differences between duets and townhouse are minor.
Now lets concentrating of what is best for you. The first issue with condos is the association fees. The moment you are buying a home you make inflation your slave, before that you were slave of inflation. Let me explain what I mean. As prices on everything go up so does the rent for your apartments. In northern California cost of housing can be a major part of your living costs. As long as you live in rental, you will take your increased income and pay higher costs with it. By buying a home, you will free yourself from this cycle. This is not completely true when you buy a condo. The association fee will go up and that will increase your housing cost to a degree.
The second issue with condos is the rules are regulation of associations. If for example association does not allow you to put a satellite dish, but you really want to watch some ballywood movies from India by satellite then you have a problem with association rules and I am telling you, they have all rights to enforce their regulations as you agreed with them when you purchased the unit.
Is there any advantage of buying condos? Off course nothing on earth is pure bad or pure good. If association will take care of exterior maintenance, landscaping, Hazard insurance, water and garbage, there are less things that you have to think about. Specially when most of the condos have no backyard or very small one.
You have to be careful when you compare the prices of condos and single family homes. Most of condos are considerably smaller and you have to deduct the extra space from the price of the home. Also you have to account for the association fee. As a rule of thumb, counting the association fee as a part of your mortgage might be enough.
